Design

The Design of our aged care facilities are orientation of living areas towards sunshine, with protection from harsh winds and the elements.
Croft Developments Pty Ltd is driven by Signature Care’s philosophy to provide 99% single bedrooms, each with an ensuite providing between 22.5 – 30m2 per bedroom and ensuite.

A selection of twin bedrooms are provided for couples, or adjoining single bedrooms. Site areas range from 16000m2 to 20000m2 for a 144 bed facility, our Gross Floor Area is generally 62-64m2 per approved bed, so in vicinity of 9000-9500m2 net floor area, and we normally occupy between 50 to 60% of the available site with the balance of the site being used for carpark spaces, garden areas, playground, entertainment and other recreational activities for the benefit of residents and visitors

The designs are based on maximum of 36 people per house, usually we design in multiples of 36 bed households, ie 106, or 144 bed households
Dementia areas are designed as a 36 bed wing split into 2 x 18 bed wings, This conforms to a 1:6 staffing ratio during the daytime, one nurses station can supervise both wings concurrently.

Each Wing has a Nurses Station (secure) as supervision of Lounge and Dining Areas , given that residents are drawn to the smells of food, people and activity generally. In addition resident families like to visit and interact with staff and loved ones in this area.

laundry

Laundry is carried out in house using high quality IPSO washing Machines and Dryers, with Ozone Controlled washing cycles. The design is based on separate Dirty and Clean areas, with control doors so that entry is obtained only through the Dirty Area, and Exit is through the clean areas. The Laundry is designed as climate controlled, and infection control measures are evident, esteeped in the design and operational aspects of the laundry.

We design a production kitchen that then provides hot cooked food to Satellite kitchens each serving multiple dining areas. We design the facilities to facilitate resident meal selection, but also separation from meal preparation and our residents / families. This has resulted in careful design so that only hygienic cleaned crockery cutlery, plates and utensils are handed over the servery, return plates are stacked on a trolley returned to the kitchen after meal service direct to dishwashing areas.

Construction

Construction type depends on the location, e.g., cyclone conditions (Far North Queensland), multi-level, or standard raft slab on ground, often using timber driven piles or bored concrete piers, depending on the geotechnical and engineering assessment

Cyclonic Conditions

We design all of our buildings in cyclone prone regions using Core Filled Concrete Block External Walls, and the truss roof attached to the concrete core filled walls by a metal bracket bolted to the truss. Internal walls are attached to the slab from the top plate of the wall frame with threaded rod attached to the concrete slab. Windows and Frames are designed accordingly. In addition, we design the electrical system to be connected by generator , providing almost instantaneous cutover to diesel power in the case of electrical outage.

Multi Level Construction

We have used various types of Multi Level Construction using concrete tilt panels and floors integrated using slabs supported by form work.
In one instance when we encountered a flood prone site that required an overland flow of water under the building we designed the building on bored reinforced concrete piers, supporting an edge beam, that in turn supported concrete panels, with corbels that supported precast floor panels that were then supplied with a reinforced concrete topper slab. This enabled quick construction of a 3 storey building

Services

All sites and services required are considered differently at each site after discussion with local fire authorities and water boards. In many instances we are required to provide supplementary water tanks & diesel fire pumps to supplement the local town water supply.

In other situations we installed a reverse osmosis system for protection of resident health and safety when the local water authority reported high levels of salinity in its local water supply. This testing enabled the operator to safeguard residents’ health and safety and also safeguarded our plumbing fixtures and fittings from corrosion.

IT & Data Infrastructure

All Croft homes are supported by high level of IT infrastructure. Data Cabling is terminated in data racks and provision is made for extensive Wifi capability throughout the home using Fortinet or Cisco technology

Fit out

Croft Developments have our own Architectural and Interior Design employees in house and a rigorous commissioning program , where all products are sourced  through proven suppliers.  Scattered throughout our homes are libraries, activities and games areas which are all provided with paintings, momentos and items of relevant and interest from the local community.

From 2016 our interior design achieved significant upgrades to provide two different standards of fit-out known as Signature bedrooms (Superior), or Classic Rooms (Standard).

All bedrooms are provided with king single electric beds, adjustable high & low with specialised pressure care mattresses  and designer bedheads. We provide built in bedroom joinery, Televisions, resident chairs, and lifting tracks to all bedrooms.

Furnishings are specified to aid independence, comfort and cleanliness. All wings are equipped with medical equipment to take residents’ blood pressure, blood sugar levels, attend to minor dressings and dispense medications.

Croft Developments employees travel to each new home in its final fit out stage supervising  furniture placement, checking, test tagging and recording inventory by barcode including all kitchen crockery , right down to bed linen. We provide a high level of internal and external fit-out, setting up spacious cafes, and the playground for visiting children.
